Most stagers only quote after a visit. We publish our prices so you can plan. Every price on this page is the full amount you pay, including design, delivery, installation, eight weeks’ hire and collection.
Staging consultation
£250
A two-hour visit to your home, followed by a written plan within three working days. We go room by room and tell you what to move, store, buy, mend or leave alone, and how to set each room up for photos.

If you book occupied styling or vacant staging within 30 days, we take the £250 off that price.
Occupied styling
from £1,200
We work with the furniture you already have, rearranging and editing it, then bring in our own accessories to finish each room. You carry on living in the house while it’s on the market.

£1,200 covers homes with up to three bedrooms. Four bedrooms and above: £1,600. Larger or more complex homes are quoted after the consultation.
Vacant staging
from £2,250
Empty rooms are hard to judge from photos. We furnish the house with our own furniture so buyers can see the size of each room and how it could be lived in.

Relaunch for stuck listings
from £1,200
Around a quarter of homes listed this autumn had already been on the market in the past year, and most came back at a lower price. Before you cut the price, we can restyle the home for a fresh set of photos and a relaunch that buyers notice.
Priced the same as occupied styling or vacant staging, depending on whether the home is lived in. We work directly with your agent on timing.
Extending the hire
Every staging includes eight weeks’ hire. If your home is still on the market after that, the hire continues at 15% of your original fee for each further four weeks. For example, a £3,500 vacant staging costs £525 per extra four weeks. We’ll remind you a fortnight before the eight weeks are up, and you can ask us to collect at any time.
What isn’t included
- Cleaning, decorating, repairs or gardening (we’re happy to recommend local trades)
- Removing or disposing of your belongings (we can put you in touch with licensed clearance firms)
- Photography (your agent arranges this; we time our styling around it)
Where we work
We’re based in Harrogate and cover HG1 to HG5, Knaresborough, Ripon, Wetherby, Pannal, Boroughbridge, Pateley Bridge and Nidderdale. Further afield, such as north Leeds or York, we may add a travel charge, which we’ll always tell you about before you book.
