Staging is usually done in the week before your photographs. Most homes take one day to style. Here’s exactly what happens and when.
From first visit to sold

Get in touch
Tell us about the property, whether it’s lived in or empty, and your marketing date. We reply within one working day and arrange a visit, usually within a week.

Visit and fixed quote
We walk round with you (or your agent, if you live away), photograph each room and agree what it needs. You get a written plan and a fixed price, along with our terms.

Styling day
We deliver, unpack and style everything, usually in a single day, timed for the day before your photographs. We take our packaging away and leave every room photo-ready.

Hire and collection
Eight weeks’ hire is included. When you exchange, or the hire ends, we collect everything at a time that suits you, usually within a few working days.
Before we arrive
- Occupied homes: clear worktops, pack away personal photos and paperwork, and box up anything you won’t need for a couple of months. Our plan tells you what to keep out.
- Empty homes: the property should be clean and free of belongings. If it still needs clearing, we can recommend licensed clearance firms.
- Small jobs: fresh paint, a working bulb in every light and a tidy garden make a big difference. We’ll flag the ones worth doing.
While the home is on the market
- Live normally in an occupied home. We’ll show you how to reset each room quickly before viewings.
- In an empty home, viewings go ahead as usual through your agent. We’re happy to pop in to refresh the styling if needed.
- Our furniture and accessories are covered by our own insurance while they’re in your home. Please tell us straight away if anything is damaged.
- If you’d like to keep a piece you’ve grown fond of, ask us. Most items can be bought at a fair price.
Keys and access
For empty homes we can collect keys from your agent and return them the same day, so you don’t need to be there. For occupied homes we agree a styling day with you; it usually takes six to eight hours.
We’ll confirm every visit in writing, and nobody else enters your home on our behalf without your agreement.
