Questions we’re often asked

Home staging means preparing and furnishing a home so it looks its best for sale. In a lived-in home that usually means editing and rearranging your furniture and adding accessories. In an empty home it means bringing in furniture so buyers can understand each room.

A consultation is £250. Occupied styling starts at £1,200 and vacant staging at £2,250. Full prices, and what each includes, are on our services and prices page. Our written quote confirms the exact price before anything is booked.

We can’t promise that, and you should be wary of anyone who does. Surveys of UK estate agents suggest most believe staged homes sell faster, and many estimate a gain of a few per cent on offers. That is professional opinion rather than hard evidence. What we can promise is that your home will be shown at its best, and we’ll share our own results as we gather them.

Eight weeks’ hire is included in every staging. After that, the hire continues at 15% of your original fee for each further four weeks. We’ll remind you two weeks before the eight weeks end, and you can ask us to collect at any time.

Ideally two weeks before your photographs. We can often move faster, especially for occupied styling, so it’s always worth asking.

For empty homes, no. We can collect keys from your agent. For lived-in homes we agree a day with you, and you’re welcome to be there or not.

Yes. Occupied styling is designed for that. We’ll show you how to reset each room quickly before viewings.

Our furniture and accessories are insured while they’re in your home. Normal wear is expected; please just tell us about accidental damage straight away. Our terms explain exactly how it’s handled.

Usually, yes. If a buyer or you fall for a particular piece, ask us and we’ll give you a price.

No. Removing household items needs a licensed waste carrier. We’re happy to recommend local clearance firms, charities and auction houses, and to coordinate timing with them.

Not to show our work. Everything in our photos is real furniture in the real room, so the home buyers see at the viewing matches the listing. If we ever produce a virtual image, for example to suggest how a room could be used, it will be clearly labelled as such.

If you book with us at your home or online, you have 14 days to cancel without giving a reason. If you ask us to start work within those 14 days and then cancel, you’ll pay only for the work already done. Full details are in our terms, which you’ll receive with your quote.

Harrogate, Knaresborough, Ripon, Wetherby, Pannal, Boroughbridge, Pateley Bridge and Nidderdale. Further afield we may add a travel charge, which we’ll always tell you about first.
